DESIGN & CONSTRUCT PROCESS – Our 5 step process
Below is an overview of our design and construct process, which we tailor to suit individual client requirements.CONCEPTS
Approx. 2-4 weeks
During this stage the design brief is clarified, initial design concepts are completed in 2D & 3D, initial cost indications and timelines are prepared. This information gives you the ability to decide if, how and when you would like to proceed to the formal design stage.

Approx. 4-7 weeks
In the formal design stage concept plans become more detailed. We align clients with an Architect, Draftsperson or Building Designer to complete this, depending on the scope of the job. A formal survey with all boundary measurements is obtained. All exterior design details are confirmed including door and windows sizes, styles and placement. All interior structure walls are confirmed. Roof finishes are decided. Plan are tailored to suit all council regulations including site setbacks, floor to space ratio, boundary offset, height restrictions and privacy regulations. All the additional documents required for council are also prepared including elevations, sections, statement of environmental effects, shadow diagrams, BASIX & any other requirements needed to satisfy the specific job requirements with that council.

Approx. 10-16 weeks
After the Development Application is approved the project can proceed, we then work with our clients to coordinate the Construction Certificate, which is required before any work can begin on site. During this time Engineering Drawings are organised, any other council requirements specified in the DA e.g. for Dilapidation reports, Hydraulic reports, Stormwater management plans etc are actioned & a Certifier is appointed. All documents are compiled for the Certifier and when there are ready they are submitted for CC approval. During this time the final tender is prepared for the construction contract, Home Owners Warranty is organised and contracts are signed.

- Organise any other consultant services as specified by council
- Organise certifier & follow up to get CC
- Construction tender finalised and accepted

- Construction deposit paid (10% for work under $20 000 & 5% for work over $20 000)
CONSTRUCTION
Varies depending on scope of work
Approx. 12-40 weeks
After contracts are signed and the CC is available work can begin on site. This will take place following the job program provided and based on agreed timeframes with clients for contract signing. There is a lot more detail for this stage that is covered prior to signing the construction contract.

WARRANTY INDICATIVE TOTAL TIMELINE - CONCEPT TO COMPLETION : Approx. 28 WEEKS – 67 WEEKS
After practical completion & handover there is 13 week defect and liability period which applies to all projects. Although we ensure our clients are happy at handover, there may be minor adjustments needed which come to light in the first couple of months. We work with our clients to take care of any issues. All projects also have a 7 year structural warranty.
